Property Description
Description: This near turn-key 150-acre farm has a first-class 7-acre bass and bream pond right in the heart of the property. The pond is stocked and ready to fish. There have been a number of 10-plus-pound bass caught and released in the last couple of years.
There is a 30 ft wide strip that connects to the paved County Road 3314 where power is available. So the property has its own road leading into the property that no one else has permission to drive on.
There is very good timber with a strong merchantable value. This tract has a great road system that gets you around to the majority of the 150 acres. The balance of the place is natural pine and hardwood with about 25 acres of 25-year-old first-thinned planted maturing loblolly pine.
There is a newer 30'x50' barn with several roll-up doors on a concrete slab. This barn could be turned into a barndominium if someone chooses. There are several options for building a nice home overlooking the pond if that is your preference.
There are several nice deer plots with shooting houses overlooking them. The deer and turkey hunting in this area is above average. The upper end of the large pond is a great place to shoot ducks with an acre or so of great duck habitat.
There is excellent cell service with a tower within a couple of miles of the property.
Location: This property is 7.5 miles south of Troy, 10 miles west of Brundidge, and 27 miles north of Enterprise.
