Description: A River Runs Through It consists of a diverse arrangement of 1,049 acres of cultivated farmland and timber with a river running through the east side of this large property.  This is a rare find of all continuous acreage with 3.2 miles of  Conecuh River frontage.  On the east side of the river, there are about 150 acres of which there are two high and dry building sites that are not in the flood zone. One of these sites is near the paved road at the gated entrance.  There are 1,400 ft paved road frontage.  There are over 90 acres of peanuts being farmed in this rich river bottom farmland.  This area is known for great deer and turkey hunting with agricultural farms flanking these vast hardwood timber stands. This property mainly sits on the west side of the river with an old road that dead ends into the farm. There is already power running to the 50'x80' barn that sits amongst several mature pecan trees at the southern end of the cultivated ground. There are a lot of mature hardwoods including Swamp Chestnut trees scattered through this property as well.

There is a natural impoundment of 7-plus acres of water that have had Bald Eagles seen there multiple times in the spring. This apparently is a pristine untouched habitat that once had a train railway crossing Gin Creek. The crossing on the creek is actually concreted like a large engineered spillway with a wooden bridge built atop to accommodate the train passage. Gin Creek is a large year-round running stream that provides excellent deer and duck habitat as it flows south to the river.  It appears that a train spur is overlooking Gin Creek.  There are also remnants of a side rail running along the south side of the pond that provide many picturesque views and options for building sites.

There are over 500 acres of timber consisting of hardwood pulp and mature hardwoods mixed, 120 acres of 6-year-old planted loblolly pines, and nearly 100 acres of row crops. The balance of the rest of this diverse farm is pre-merchantable timber with around 200 acres of recently harvested ground.  This means a portion is a blank canvas that can be replanted in pine or hardwood if the new owner so chooses.  There is a decent road system to access the property. This property has three access points. The main entrance to the barn and ag fields comes in from the west side off of a short well maintained sandy dirt road that comes off of paved N Glenwood Road. The second entrance is on the north end where Sawmill Street runs into the property. The third entrance is off of paved road County Road 6 or County Road 3316 and is gated entering the 163 acres on the east side of the Conecuh River.

Location: This property is 7 miles east of Luverne, 23.5 miles south of Troy, and 25 miles north of Elba.

Access: From the Chicken Shack in Luverne head north on Forest Avenue. Take a sharp right onto Glenwood Road and go 4.7 miles. Turn right onto N Glenwood Road and travel 1.4 miles. Turn left and your destination will be on the left in 0.5 mile.
